What you are paying for now
You are the integration layer.
Count the tabs. A brokerage CRM you were told to use, an MLS dashboard, a vendor site you cannot edit, lead alerts in one inbox and paperwork in another.
The property search on your site is an iframe pointing at somebody else's server, so the pages are not yours and they do not rank. You are doing the integration work between your own tools, and you are doing it for free.

The feed
Your board sends a RESO Web API feed. The reader takes it on a schedule, pages through it, and writes every record through one path that already knows which fields your licence lets it keep. Anything on the excluded list is refused at the door rather than filtered out later.

Compliance, written down as code
The brokerage badge sits above the fold. The required statements print on every page carrying listing data. A seller's opt-out switches the feature off for that listing, and a blank counts as a no, never a yes. The monthly report goes to your board in the first week of the month, filed for you.

Filters that narrow without emptying the page. When a search does come back with nothing, the page names the filter doing it and shows what relaxing each one would return, counted, so nobody hits a wall and leaves.

Every city, ZIP and price ceiling in your territory becomes a page of its own, alongside open houses, new this week, and recently closed. Real pages with real content, not a search box with a query string after it. That is the whole difference between ranking and not.

It reads what somebody typed and turns it into a search. That is the entire job.
Listing rows are rendered by the application and never sent to a model, and never added to a retrieval index, because your agreement does not permit it. You get the convenience without handing your feed to somebody else's model.

Leads route into your CRM. Follow Up Boss today, carrying the human parts and your own site's URL, and nothing from the feed that should not leave the licensed host. Every automated email is logged against the lead, so you can see what was already sent before you pick up the phone.

Feed assumes a site I built you; the site itself is a separate engagement. Your board dues and data fees are paid by you to your board, not to me. Setup is quoted per board, because the paperwork differs per board.

The things people ask first.
Will it work with my board?
The reader is built on the RESO Web API standard, so it is not written against one board. RMLS in Portland is proven and running today. Any other board is a connection, a rules profile for its statuses and its disclaimer wording, and its own review before you go live. So the honest answer is that I have to read your board's agreement first. That is a conversation, not a support ticket.
Whose licence is it?
Yours. You hold the participation, the feed runs in your database, and I operate it as your service provider. There is no central Ulric listing database and there will not be one, because the rules do not allow it.
Do I own what you build?
Yes. The code, the content and the data are yours.
What happens if I leave?
The feed is purged on request: rows, files, derivatives and the cursor, with a receipt of the counts. That is a licence obligation, not a courtesy.
What is not included?
Your board dues and data fees, which you pay to your board. The site itself, if you do not have one yet. Setup, which is quoted per board.
