Every project is billed the same way: $200 an hour, hours itemized before we start. Bigger builds run as phases, each with its own timeline and its own agreement: half up front for that phase, half when it lands. The tier price is all phases added up. You never pay it up front.

What does a small-business website cost in Eugene, Oregon?

A one-to-three-page site (the Blitz) is $1,000 and a simple site with a front-end CMS (the Sprint) is $2,500, both fixed prices, never billed by the hour. Prefer monthly? A simple site is $500 up front, a fuller one $1,000 and up, then Care at $199 a month with no minimum term. I build from Eugene, Oregon; therapy practices and real estate brokerages are the specialties.

What does a custom CMS cost?

The Relay, a custom CMS with an SEO engine and automations for the repetitive work, is $5,000 to $10,000 across three phases. The Marathon, the whole operation systemized with a directory, a CRM and an agentic layer, is priced from $20,000, across six phases. Each phase is its own agreement: half up front, half when it lands, so nobody fronts the whole project.

How long does a website build take?

The Blitz takes 3 to 5 days and the Sprint 2 to 3 weeks. The Relay runs three phases over about 9 weeks, and the Marathon six phases over about 12 weeks; each phase has its own timeline and its own sign-off. Maintenance is included after launch: thirty days on the Blitz, three months on the Sprint and Relay, six on the Marathon.

Two ways to pay. For most small businesses the monthly plan is the place to start: a build paid once up front ($500 for a simple site, $1,000 and up for a fuller one), then from $199 a month to keep the site current, secure and showing up in search. No minimum term. Prefer to pay once and own it outright? Builds start at $1,000, with maintenance included for a stretch after launch.

The Consult: Two to five days in your business, then a month of refining it

I come to you. I spend two to five days with your team, find the hours your business loses every week, and build the tools that give them back: custom software written on site, the systems you already pay for wired together, and your people trained face to face on their own real work. Then I stay reachable for a month while real work hits it, tuning the rules and handling the cases nobody predicted. One fee, once. When it is done, you own everything and you are set.

The itemized list in the guide is the base of that range: the visit, the tools built, and the month after. How many days you need on site, and how much custom software you want built, is what moves it toward the top.

Best for: Teams of roughly ten or more losing days a month to work software should be doing. Smaller than that, ask about the Drop-In instead: same approach, one day, $2,000 to $4,000.

If you are one person, or three, you do not need a week of me and I am not going to sell you one. A day gets the time audit, the worst job in your week automated properly, and you trained to run it. The hours are only how I size a fair estimate; if the work runs long, that is on me and the price never moves. Listings and closings that update themselves.

Your active listings, your pendings and your closings arrive on the site from the MLS itself, carrying the attribution the rules require, and nobody pastes anything. In Portland that is the RMLS: your broker signs a one-page authorization, I file the monthly report the license asks for, and RMLS bills your brokerage $50 a month for the license, separately. Setup is $500 once and covers the paperwork, the sync, and the compliance pass on how listings and closings display. After that it is about an hour in a quiet month, most of it spent making sure the feed has not changed shape overnight, and the price holds in the month it breaks on a Sunday.

We talk for fifteen minutes, no pitch. You get an itemized plan: every task, its hours, its phase, and the total, before anything is signed.

2 · Half of the phase, up front

Each phase is its own agreement with its own timeline. The deposit is half of that phase, never half of the project: a Marathon starts with a Phase 1 deposit, not a five-figure check.

3 · Half at done

Done means you saw it working, not that I said so. The balance is due at that phase's sign-off, and you can stop after any phase and keep everything built.

4 · No surprises

Anything beyond the plan gets quoted in writing first. The rate never changes mid-project. Broken things are fixed free, always.
